DESCRIPTION: This 365± acre timber and recreation
tract is located in Beauregard Parish, near the Louisiana/Texas
state boundary line, and consists of two contiguous parcels and
a small isolated parcel along the Sabine River. The town of Merryville
is within three miles. The property has access from Highway 190,
which runs along the south property line of the largest of three
separate parcels that make up this tract. There are two large ponds
on the property. Approximately 164± acres are well-stocked
with 20± year old slash pine plantation. Naturally regenerated
hardwoods stock the majority of the remainder of the property; 125±
acres contains 60± year old, 17± acres contains 30±
year old and 15± acres contains 50± year old stands.
Approximately 24 acres are classified as non-timber productive lands.
There is an estimated volume of 14,046± tons of pine and
hardwood sawtimber, 612± tons of pine chip and saw and 12,023±
tons of pine and hardwood pulpwood. There is an estimated 1,500±
feet of Sabine River frontage along the west boundary of the property
which could have potential for a riverfront camp.

LOCATION: Beginning in the city of Merryville, at the intersection
of Hwys. 190 & 389, go west on Hwy. 190 for 2.3± miles
to Sand Lake Road. The tract is on the north side of the highway.
