DESCRIPTION: This 363± acre timber and recreation tract is located in Hardin County at the southeast city limits of Kountze. There is excellent access from Highway 69 which runs along the southwest boundary of the tract. There is an estimated volume of 11,942± tons of pine and hardwood sawtimber, 252± tons of pine chip and saw and 10,787± tons of pine and hardwood pulpwood on the tract. The property is stocked with 189± acres of 65± year old and 107± acres of 23± year old naturally regenerated pine and hardwoods. 40± acres of the tract have been recently harvested and will not be replanted by the Seller. Cypress Creek runs along the south boundary of the property. A pipeline R.O.W. runs through the midsection of the property. Kountze, the county seat for Hardin County, is approximately 20± miles northwest of Beaumont.

LOCATION: Starting in the city of Kountze, at the intersection of Hwys. 69 and 326, go south on Hwy. 69 for 1.3± miles. Tract is on left (east side of highway).
