DESCRIPTION: This 162± acre timber and recreation tract is located in Angelina County, approximately 12± miles from the town of Zavalla. There is excellent access from Highway 63 which runs through the northeast corner of the tract. The property is well-stocked with 56± acres of 3± year old loblolly pine plantation. Approximately 34± acres have 77± year old and 5± acres of 19± year old naturally regenerated pine. 56± acres of the tract were recently logged and will not be replanted by the seller. There is an estimated volume of 2,760± tons of pine and hardwood sawtimber and 815± tons of pine and hardwood pulpwood on the tract. The property has homesite development potential with easy access to many recreational interests, including Sam Rayburn Reservoir, Angelina National Forest and Caney Creek Recreation Area, which are all within minutes of the property.
