year old and 5± acres of 19± year old naturally regenerated
pine. 56± acres of the tract were recently logged and will
not be replanted by the seller. There is an estimated volume of
2,760± tons of pine and hardwood sawtimber and 815±
tons of pine and hardwood pulpwood on the tract. The property has
homesite development potential with easy access to many recreational
interests, including Sam Rayburn Reservoir, Angelina National Forest
and Caney Creek Recreation Area, which are all within minutes of
the property.
