DESCRIPTION: This 656± acre timber and recreation
tract is located in Anderson County. The town of Palestine is within
5± miles of the property. The property has access from County
Road 386 through the south portion of the tract. The property is
well-stocked with 172± acres of 23 year old and 98±
acres of 5± year old loblolly pine. There is a 70±
year old stand of naturally regenerated pine and hardwoods on 240±
acres. Approximately 84± acres were recently logged and will
not be replanted by the seller. 25± acres of the tract are
in a non-timber production class. There is an estimated volume of
20,703± tons of pine and hardwood sawtimber, 1,030±
tons of pine chip and saw and 9,447± tons of pine and hardwood
pulpwood. Palestine, centrally located in East Texas, is home to
the annual springtime Dogwood Trails Festival. Stills Creek is located
along the northern portion of the property.
LOCATION: From East Loop 256 and Hwy. 84 in Palestine, head
east 3.4± miles on Hwy. 84 to CR 386 on right, head 1.9±
miles down CR 386 to tract on both sides. There is a locked gate.
