DESCRIPTION: This 248± acre timber and recreation tract is located in Cherokee County approximately 15 minutes from the town of Rusk. There is excellent access from County Road 1804 which runs through the northern portion of the tract. The property is well-stocked with 121± acres of 3± year old and 31± acres of 11± year old loblolly pine plantation. There are also 45± acres of 59± year old and 35± acres of 89± year old naturally regenerated pine and hardwood. There is an estimated volume of 3,150± tons of pine and hardwood sawtimber, 209± tons of pine chip and saw and 2,965± tons of pine and hardwood pulpwood on the tract. The tract is an excellent timber investment opportunity with near-term cash flow and well-stocked plantations.

LOCATION: From Hwy. 84 and FM 2138 in Maydelle, head west 1.4± miles on Hwy. 84 to CR 1804 on right, then north 0.4± mile on CR 1804 to tract on left.
