tract is located along Sam Rayburn Reservoir in Sabine/Jasper Counties
near the town of Browndell. The property has access from Highway
96 along the east boundary line. Rayburn Country Golf Course and
Resort is nearby. The property has access to Sam Rayburn Reservoir
through adjoining ownership to "government-owned (fee)" land. Please

234± acres are well-stocked with 24± year old loblolly
pine plantation. 63± acres are stocked with 28± year
old slash pine plantation and 63± acres are stocked with
12± year old loblolly pine plantation. 258± acres
are stocked with naturally regenerated stands of pine and hardwood
ranging in age from 24± to 73± years of age.

There
is an estimated volume of 20,359± tons of pine and hardwood
sawtimber, 142± tons of pine chip and saw and 8,815±
tons of pine and hardwood pulpwood. The property has potential for
homesite development with access to Sam Rayburn Reservoir with enhanced
ownership through a timber investment opportunity of a mixed age
stand pine plantation.
LOCATION: From Jasper, at the intersection of Hwys. 190/63,
go north on Hwy. 96 for 14.5± miles. The tract is on the
left side of Hwy. 96. At 14.1± miles from Jasper, turn left
onto FM 1007, go 0.5± miles and turn right onto CR 222. Go
1.7± miles, turn right on dirt road and go 0.2± to
the "Y" in the road, bear right. Travel through a gate and continue
0.4± miles further to the property. The gate is locked. Call
